DESCRIPTION OF WORK As part of this role, your main responsibility will be to evaluate residential land and properties with one-to-four dwelling units for the purpose of acquiring right-of-way for highway improvements.
It is crucial that your appraisals accurately reflect the fair market value and just compensation for any damages incurred.
Additionally, you will need to ensure that these appraisals are completed within the specified timeframe to meet the schedules for letting.
In order to carry out your appraisals effectively, you will need to conduct thorough research on courthouse records to determine the type of ownership, easements, and other covenants associated with the properties.
It will also be necessary for you to carefully read and comprehend deed descriptions.
Furthermore, you will have the opportunity to visit the affected properties and interview the owners to gather any additional information that may be required to ensure a comprehensive appraisal.
This includes details such as fair market value, depreciation, liens, judgments, gas and mineral rights, and any damages that may have occurred.
Another important aspect of your role will involve determining the appropriate methods and techniques to derive accurate property values for the affected properties.
This will require you to carefully inventory all improvements made to the properties, including any modifications completed by the owners since the original purchase.
Additionally, you will need to gather any supplementary information that can support and validate your appraisal reports.
In some cases, you may also be required to review and update previously completed appraisals up until the date of the Declaration of Taking, which is prior to the Board of View Hearing or Court Trial.

Work Schedule and Additional Information: Full-time employment.
Work hours are 7:30 AM to 3:30 PM, Monday - Friday, with a 30-minute lunch.
Telework: You may have the opportunity to work from home (telework) part-time, up to five days per pay period after successful probationary period.
In order to telework, you must have a securely configured high-speed internet connection.
If you are unable to telework, you will have the option to report to the District Office in Clearfield.
Salary: In some cases, the starting salary may be non-negotiable.
